Zoning and Subdivision Ordinances
- Unified Development Code - The current zoning and subdivision ordinance.Part II of the Development Standards and Building Codes,
- Chapter 1 contains General Provisions and discusses matters of platting and rezoning property.
- Chapter 2 contains the list of zoning districts, uses and standards.
- Chapter 3 contains detailed standards for some selected uses.
- Chapter 4 discusses Development and Performance standards, specifically landscaping, parking, screening and nuisances.
- Chapter 5 discusses Subdivision Design and Improvements.
- Chapter 6 discusses the Planning and Zoning Commission and the Board of Adjustment.
- Chapter 7 discusses nonconforming land uses.
- Chapter 8 discusses measurements as they pertain to zoning and subdivision regulations.
- Chapter 9 lists the Definitions of terms used within these regulations.
- Platting - Description of the subdivision process and application procedures found in Chapter 1 Section 1.13 of the Unified Development Code. Specific regulations for platting a subdivision are found in Chapter 5.
- Subdivision Design and Improvements- The current subdivision regulations. Chapter 5 of the Development Standards and Building Codes Codes.
- Land Development Codes - Complete Zoning and Subdivision regulations for the City of Irving, including repealed zoning districts. Frequently used subsections may be linked below.
- Landscaping and Trees - Section 4.5 of Chapter 4 of the Unified Development Code.
- Approved Tree List (PDF), Tree Survey Worksheet (PDF), and Tree Removal Flowchart (PDF)
- Commercial Design Standards - Section 3.4 of Chapter 3 of the Unified Development Code.
- Accessory Structures (including carports)- Section 3.1 of Chapter 3 of the Unified Development Code.. Carport regulations are located in Subsection 3.1.12.
- R-AB (Restaurant with Alcoholic Beverage) Ordinance - Section 3.3 of Chapter 3 of the Unified Development Code regulating the sale, serving and storage of alcoholic beverages.
- Parking and Loading- Section 4.4 of Chapter 4 of the Unified Development Code.
- Non-Depository Financial Institution Regulations - Subsection 3.14 of Chapter 3 of the Unified Development Code.
- Residential Districts - Section 2.4 of Chapter 2 of the Unified Development Code. They include a variety of single family districts, plus townhome and multi-family districts. Multifamily development has additional regulations under Chapter 3.
- Non-Residential Districts - Section 2.5 of Chapter 2 of the Unified Development Code. They include a variety of office, retail, industrial and outside storage districts. Some specific uses have additional regulations under Chapter 3.
- Mixed Use Districts- Section 2.6 of Chapter 2 of the Unified Development Code. Mixed use districts encourage the combination of compatible residential and non-residential uses on the same or adjacent sites. They include:
- Heritage Crossing Redevelopment District (HCD) in Subsection 2.6.6,
- Transit Oriented Development (TOD) in Subsection 2.6.5
- Planned Unit Development (PUD) in Subsection 2.6.4
- Special Districts - Section 2.7 of Chapter 2 of the Unified Development Code. This section includes:
- Agricultural (AG) in Subsection 2.7.2
- S-P-1 Site Plan (Detailed) in Subsection 2.7.3
- S-P-2 Site Plan (Generalized) in Subsection 2.7.4.
- PUD 6 Regulations (PDF) - Zoning guidelines for the former Texas Stadium site and surrounding area.
- Overlay Districts- Section 2.3 of Chapter 2 of the Unified Development Code. Overlay districts apply additional rights and/or restrictions to the parcels within the district that modify the approved base zoning category. Overlay districts include:
- State Highway 161 Overlay - Subsection 2.3.3 (applies to most properties adjacent to State Highway 161).
- Urban Business Overlay - Subsection 2.3.2 (applies within the Las Colinas Urban Center).
- State Highway 183 Overlay - Subsection 2.3.4 (applies to most properties adjacent to Airport Freeway).
- Setback Requirements-Select Corridors, Chapter 33a - Chapter 33a of the Development Standards and Construction Codes, Article II.
